Land Clearing

Land clearing is quoted on what is actually on the block, not on its area. Two properties the same size can differ several times over in price, and knowing why lets you tell a realistic quote from an optimistic one.
What follows is what genuinely moves the number.

A rate per hectare assumes the hectares are alike. In practice, one might be open paddock with scattered regrowth and the next dense scrub with mature timber through it, and clearing the second takes several times as long. Add access, slope, ground conditions and what happens to the material, and a headline rate stops meaning anything. That is why quotes come after looking at the block.
What we price on:

What moves the price
Roughly in order of how much difference they make on a typical block.
What is actually growing there
Density and species. Dense regrowth is slow going; open country with scattered trees is not.
How the material is handled
Mulching on site is usually the cheapest. Loading and carting adds haulage, and on a big block that can rival the clearing itself.
Access
What can get onto the block and where it can go once it is there. Restricted access changes the plant, and the plant changes the price.
Stumps
Leaving them, grinding them or excavating them are three quite different costs, and it is worth deciding rather than defaulting.
What has to be protected
Retained trees and protected vegetation mean working around things rather than through them, which takes longer and costs more — and skipping it costs far more again.

Free quote
We will look at it and quote what is actually there.

A price given over the phone for a block nobody has walked is a guess, and guesses get revised upwards once the machinery is on site and the real density becomes apparent. We would rather look at the block, tell you what is there, and give you a number that holds. Where a scope genuinely cannot be pinned down until work starts, we will say that upfront rather than discovering it together halfway through.
Questions
A per-hectare figure would be misleading, because density, timber size, access and material handling move the price far more than area does. We quote on the block after looking at it, and the quote is free.
Usually, because it removes the loading and haulage entirely. Where the block has to be left clear for earthworks, that saving does not apply.
Only if you want them out — it is quoted separately so you can see what it adds and decide.
Yes, and there is no obligation attached to it.

Where we work
Most of this work sits at the northern end of our patch — Caboolture, Burpengary, Narangba and the acreage country around them, where the blocks are big enough for clearing to be a real job. We also work development sites through the inner suburbs where the constraint is access rather than area.
