Arborist Reports Brisbane

Sometimes the tree is not the problem — the paperwork is. Councils want a report before they will approve a removal, insurers want one after a tree has come down, and QCAT wants one before it will hear a dispute with a neighbour. We write them.

Reports are produced by a qualified consulting arborist, set out in the form councils and tribunals expect, and based on an inspection of the actual tree rather than a photo.

What an arborist report actually is

It is a written, independent assessment of a tree by someone qualified to make one. It records what the tree is, what condition it is in, what risk it presents and what should be done about it — with the reasoning set out so a third party can weigh it up. That third party is usually a council assessment officer, an insurer or a tribunal member, and what they need from the document is different in each case.

When you need one

When a report is worth getting

Most people arrive here because someone has asked them for one. These are the usual reasons.

  • The council has asked for one

Applications to remove or work on protected vegetation frequently need supporting evidence from a qualified arborist. Several councils specify the qualification level.

  • A neighbour’s tree is the problem

Queensland has a specific process for tree disputes between neighbours, and an independent assessment is what turns an argument into something a tribunal can act on.

  • You are building near a tree

Development applications often need a tree protection assessment before approval, covering what can stay, what has to go and how the retained trees are protected during works.

  • An insurer wants evidence

After a tree has failed, an assessment of why it failed and what condition it was in is often what a claim turns on.

  • You want to know if it is safe

Sometimes there is no application and no dispute — you just want a qualified opinion on whether the tree over the house is a problem. That is a legitimate reason on its own.

  • You have been told to remove it and disagree

An independent report is also the thing that saves trees. If a tree is sound and someone has said otherwise, the assessment is what demonstrates it.

Why the qualification on the report matters

Councils and tribunals do not weigh all reports equally. An AQF Level 5 Diploma is the qualification most commonly named when a council specifies who may write an assessment, which is why a cheaper report from an unqualified operator often gets rejected and has to be done again properly. Our team includes an AQF Level 5 arborist, and we are listed on the Queensland Arboricultural Association’s Register of Approved Contractors and Consultants. Before you commission anything, check what the body asking for it will actually accept.

Questions

Arborist Reports Brisbane — Frequently Asked Questions

  • A written assessment of a tree by a qualified arborist — its species, condition, structure, the risk it presents and the recommended action, with the reasoning set out. It is prepared as evidence for someone else to rely on, usually a council, an insurer or a tribunal.

  • Often, yes. Level 5 is the qualification councils most commonly name when they specify who can prepare an assessment. Check the exact wording of what you have been asked for before you commission anything — it is the single most common reason a report gets knocked back.

  • It depends on the number of trees, the type of assessment and what the report has to satisfy — a single tree health check and a multi-tree development assessment are very different pieces of work. We quote on the specific job. There is more detail on what drives the cost on our arborist report cost page.

  • We can, and we will tell you plainly where that sits. If you need a genuinely independent assessment for a dispute or a contested application, there is an argument for the assessor and the contractor being different people, and we would rather say that upfront than have the report questioned later.

  • Yes. Alongside public liability and WorkCover we carry professional indemnity, which is the cover that stands behind written advice rather than physical work. A report is a professional opinion someone else relies on to make a decision, so it is the cover that matters here. Certificates of currency are available on request.

  • It depends on the type and how many trees are involved. We will give you a realistic timeframe when we book the inspection rather than a number over the phone.
