Scoping a block before anything moves

We walk the block, work out what is protected, what the approval requires you to keep and what can be cleared, then plan the sequence — where machinery enters, where material is stockpiled and which areas are cleared in what order. On acreage the sequence matters most: clearing the access route last is the classic way to strand your own plant.

Area is the number everybody leads with and it is rarely the one that matters most.

  • Density of the vegetation

    A hectare of open paddock with scattered trees and a hectare of dense regrowth are not remotely the same job.

  • Size of the timber

    Large mature trees come out as removals, which is slower and more involved than processing regrowth.

  • Access and ground conditions

    What can get onto the block, and whether the ground will carry it after rain. Wet weather moves acreage timelines more than anything else.

  • What has to stay

    Retained trees, riparian setbacks and habitat trees all shape the clearing plan rather than sitting outside it.

  • Where the material goes

    Mulched on site, stockpiled or carted. On a large block the haulage can rival the clearing.

Clear-felling a block is almost never the best outcome

Taking everything is quick and it is frequently a mistake. Mature trees left in the right places are worth real money to a finished property, they provide shade that no landscaping replaces for twenty years, and retaining them is often what the approval requires anyway. Erosion is the other half of it: on sloping ground, clearing to bare earth and then getting a wet fortnight is an expensive lesson. We would rather scope what should stay before working out what goes.

  • It depends on the block, the vegetation and the access, so it is worth a conversation with the specifics rather than a general answer. Tell us the size and what is on it and we will tell you plainly whether it is work we should be quoting.

  • Frequently yes, and the rules are not the same across the corridor. Moreton Bay protects habitat trees regardless of location, and both councils apply overlays. Settle it before anything starts.

  • Stumps are a separate decision. Grinding is usual where the ground is being reused; on rural blocks they are sometimes left to break down.

  • Yes, and on larger blocks it is often the sensible approach — clear what is needed now and manage the rest, rather than clearing everything for a build that is two years away.
