Before the photos, and before the contract
Two quite different jobs sit under this. One is presentation — lifting a canopy off a facade, taking out a dead tree, clearing the frontage so the house is actually visible in the listing photos. The other is due diligence — a qualified opinion on a large tree over the house before someone commits to buying it, which occasionally changes the price and sometimes changes the decision.

Can it be done before the photos
Usually, if there is a bit of notice. Tell us the shoot date when you enquire and we will tell you honestly whether it fits.
Is the tree protected
The awkward one. A vendor who removes a protected tree to improve the sale can create a far bigger problem than the tree was. Worth checking first.
Will the buyer’s inspection flag it
A large tree over the house frequently gets raised. Knowing its condition before it comes up is better than negotiating on somebody else’s assessment.
What does the yard look like afterwards
Chipped, raked and cleaned. A removal that leaves ruts and sawdust across the lawn defeats the point of doing it before photos.

Check the tree before it is removed, not after
The most expensive mistake on a pre-sale tidy-up is removing something that turned out to be protected. Councils across Brisbane apply vegetation protections that catch plenty of ordinary-looking suburban trees, and the penalties are real — Brisbane City Council publishes fines of up to $10,000 for removing protected vegetation without approval.
